Additionally, the appraiser participated in a scheme with a member of a Credit Union to inflate the values of over 60 properties he appraised.

The certified residential real estate appraiser license was reprimanded and assessed a fine of $2500 for failing to adequately supervise an associate real estate appraiser and for preparing a misleading appraisal report which, among other things, did not contain the complete listing history of the subject and which did not disclose that the client-mortgage broker engaged him to supervise the associate.

The certified residential real estate appraiser license was indefinitely suspended for a minimum of 15 months for submitting to a client an appraisal without a certified appraiser co-signature when an associate appraiser and preparing a misleading report by, among other things, failing to report the complete listing history of the subject and failing to disclose employment with the client-mortgage broker.

The certified residential real estate appraiser license was reprimanded, assessed a $1500 fine and required to complete Appraisal Procedures (IL 2) and Residential Report Writing (IL 7) within six months of the order as a result of having performed appraisals on two properties in Chicago, IL, one appraised in July, 2004 and March 2005 and one appraised in July 2005, which violated the Uniform Standards of Professional Appraisal Practice "USPAP"), Standards Rule ("SR") 1-1, SR 1-2 and SR 2-1, the Conduct Section of the Ethics Rule of USPAP.

The certified general real estate appraiser license was suspended for 3 months, assessed a $10,000 fine and required to complete Market Analysis and Highest and Best Use (ILG4-08) and an approved 15 hour USPAP National course (IL3-08) for misapplying appraisal techniques when developing value opinions in 5 reports between 12/2002 and 11/2004 for 4 different parcels of land located in Freeport, Loves Park and Rockford, for reporting value opinions not adequately supported; for failing to report subject properties in their actual physical condition; as a result of the foregoing, the reports were misleading and violated the Conduct Section of the Ethics Rule and Standards Rules 1-1(a)(b)(c), 1-2. 1-6 and 2-1 of the USPAP.
