Antioch:

Daniel Ryan
The associate appraiser license was reprimanded and a $1,000.00 fine was assessed for practicing beyond the limited scope of his associate license by developing, preparing, and transmitting an appraisal report without supervision and for violating the uniform standards of practice.

Bloomingdale:

Cynthia Falkenberg
The associate appraiser license was revoked for attempting to obtain a license with false information and for using the identity of another appraiser on appraisal reports.

Buffalo Grove:

Dennis Gilbert
The certified residential real estate appraiser license was restored with the condition that the licensee successfully completes an Appraisal Review course.

Chicago:

James Barber
The certified residential appraiser license was indefinitely suspended for a minimum period of 2 years for, inter alia, failing to provide sufficient information in an appraisal report for the intended user to adequately understand the rationale for the opinions and conclusions.

Michael P. Collins
Michael P. Collins is prohibited from obtaining an license as a certified residential appraiser for preparing a misleading appraisal for a Geneva, IL property in March of 2004.

Walter Jackson
The certified residential appraiser license was revoked based upon a felony conviction.

Cedric Jones
The associate real estate appraiser license was indefinitely suspended for a minimum period of one year for failing to produce information and documents requested by the Division.

Alan Kaplan
Certified residential real estate appraiser license suspended for 12 months for violation of the Conduct, Management and Recordkeeping Sections of Ethics Rule and the Competency Rule on 2 real estate appraisals, by reporting the GLA, PIN and county of the subject incorrectly, by accepting an assignment with a pre-determined value and or acting as advocate for the client, and, among other things, utilizing comparable sales outside of the subjects' market area. Additionally, Kaplan did not identify within the report the persons who ordered the appraisals.

Cherice Kirkland
The Certified Residential Real Estate Appraiser License was indefinitely suspended for a minimum of 12 months for failing to respond to the Division's request for information pursuant to an investigation.

Pedro Roman
The certified general appraiser license was reprimanded and extra education was required for, inter alia, violating a provision or standard for the development or communication of an appraisal.

Brian Walsh
The associate real estate appraiser license of Brian Walsh was revoked based upon the following: As an associate appraiser, Walsh falsified over 400 appraisal reports by placing a license number of a certified residential appraiser on the reports without that licensee’s knowledge and permission and without that licensee having reviewed and approved the appraisal reports. Walsh falsified reports that he personally prepared as well as the reports of two other associate appraisers. Walsh applied for a license as a certified residential real estate appraiser on or about September 29, 2005. As part of his application, Walsh submitted a log which included falsified reports.

Terrance Williams
The associate appraiser license was revoked for intentionally misrepresenting that another appraiser was significantly involved in contributing to appraisal reports.

Crytsal Lake:

Frank Rozanski
The certified residential appraiser license was reprimanded, extra education was required, and a $2,000.00 fine was assessed for preparing a misleading appraisal report on one property.

Danville:

Donald Crist
The certified residential real estate appraiser license was placed in refused to renew statute for failure to provide documentation to verify experience credit.

De Kalb:

Roger Palmer
The associate appraiser license was reprimanded and a $2,000.00 fine was assessed for submitting an appraisal report to a client without having a certified appraiser co-sign it and committed substantial violations of the uniform standards of practice.

Elgin:

Mark Vanwagenen
The associate appraiser license was reprimanded and a $2,500.00 was assessed for failing to insure that a certified appraiser signed off on reports before the appraiser-employer sent the reports to the client; it was further agreed that the application for the certified residential appraiser license be granted.

Evanston:

Gregory Darling
The certified residential appraiser license was reprimanded and a $1,500.00 fine was assessed for failing to produce documents upon request and for failing to properly verify the experience requirement for the license.

Glenview:

Robert Kang
The certified general real estate appraiser license was suspended for a minimum of eighteen months for submitting a fabricated work-file to the Department and for violating USPAP when developing two appraisal reports.

Oak Park:

Elissa M. Palermo
Certified residential real estate appraiser license reprimanded and required to successfully complete 2 pre-license courses for supervising an appraiser who performed 2 appraisals on 1 property when she was not geographically competent to perform theses appraisals, reporting cost approaches and sales comparison approaches which were not credible; finally, the reports did not identify who ordered the reports or state an intended use or intended user.

Olympia Fields:

Keith A. Rogers
Certified residential real estate appraiser license reprimanded, assessed a $2500.00 fine, prohibited from supervising associate appraisers for a minimum of 2 years and required to successfully complete a Standard 3 Review Course.

Rockford:

Junior W. Thrasher
The certified residential real estate appraiser license was suspended for three months and Junior W. Thrasher was required to successfully complete Basic Appraisal Principles and Residential Market Analysis and Highest and Best Use for failing to report the uniqueness of subject property, recognize and analyze functional utility issues and for utilizing questionable comparable when appraising an Erie property in November of 2002 and for practicing outside the scope of a certified residential license by preparing a report on a commercial property in November of 2005.

Schaumburg:

Steve D. Bourmas
Certified residential real estate license indefinitely suspended for a minimum of 1 year for substantial USPAP violations in appraisals of 6 Chicago properties performed between 2002 and 2004.

South Holland:

Cathy Y. Clayborn
The certified residential real estate appraisal license was canceled and Cathy Y. Clayborn was required to successfully complete Residential Market Analysis and Highest and Best Use for having performed real estate appraisals on numerous properties in the Chicago metropolitan area in 2003 through 2005 which violated 1-1(a)(b) 1-4, 1-5, 2-1, 2-2 and the Conduct and Recordkeeping Sections of the Ethics Rule and the Competency Rule of USPAP. Furthermore, Cathy Y. Clayborn submitted an application for a license as a certified residential appraiser in August 2003 which contained appraisal experience which could not be verified. Cathy Y. Clayborn is eligible for a license as an associate real estate appraiser but shall seek pre-approval of any certified residential or certified general real estate appraiser supervisor.

Springfield:

Martha Bedford
The certified residential real estate appraiser license was refused renewal for failure to provide documentation to verify experience credit.

Jeffrey Perkins
The application for an associate real estate appraiser license was granted, subject to the license being issued on indefinite probation for a minimum period of six months, for previously engaging in the unlicensed practice of appraisals.

St. Charles:

Juan Toro
The certified residential appraiser license was reprimanded and a $500.00 was assessed for failing to produce documents upon request and that he does not qualify for a certified residential real estate appraisal license because the experience submitted in support of his license did not meet criteria established by the AQB of the Appraisal Foundation.

Westmont:

Denise M. George
Certified residential real estate appraiser license reprimanded and required to successfully complete 2 pre-license courses for performing 2 appraisals on 1 property when she was not geographically competent to perform these appraisals, reporting cost approaches and sales comparison approaches which were not credible; finally, the reports did not identify who ordered the reports or state an intended use or intended user.

Glendale, AZ:

Paul Botts
The certified residential appraiser license was reprimanded and a $500.00 fine was assessed for acting as a supervisor for an associate appraiser who performed a real estate appraisal that violated the USPAP by failing to exercise due diligence with respect to determining why the subject's prior listing was for substantially less than the stated contract price. Additionally, the report did not identify who ordered the appraisal.

Hammond, Indiana:

Dustin Banks
The associate appraiser license was suspended for 90 days and a $1,000.00 fine was assessed for, inter alia, failing to produce records on request.
